INFORMATION, RENTAL RULES & POLICIES FOR SUNCHASE

This beautiful three-story town house is approximately
1750 square feet and is
completely furnished. A washer and dryer, dishwasher, microwave, 4 TVs, 2
DVDs and 2 private decks are but a few of the amenities. A few
steps down from your beachside private balcony and you are on one of the
most beautiful beaches in the world, 50 feet from the water. This unit is
gulf front and there are no roads to cross and no buildings will block
your view.
- The three bedroom three and half bath
sleeps 10.
- Reservations are on a "first come, first served" basis and will
not be guaranteed until receipt of a $400.00 reservation deposit and a
signed copy of this letter. Security deposit will not be applied
toward any portion of the rent and will be returned only after final
satisfactory inspection and inventory (no later than 10 business days after
departure). The security deposit can be a personal check if and only
if the
reservation is made at least 90 days prior to your arrival. The
deposit automatically converts to a security/damage deposit upon
arrival. The deposit is NOT applied toward rent; however, it is fully
refundable within (14) days of departure, provided the following
provisions are met.
- No damage is done to unit or its contents, beyond normal
wear and tear.
- No charges are incurred due to contraband, pets or
collection of rents or services rendered during the stay. No linens are lost or damaged.
- All debris, rubbish and discards are placed in Dumpster,
and soiled dishes are placed in the dishwasher and cleaned.
- All charges accrued during the stay are paid prior to
departure.
- Cancellations for Weekly or Monthly Rentals
: One hundred
twenty (120) day notice is required for
weekly or monthly rentals. Cancellations that are made more than one hundred
twenty (120) days
for monthly rentals prior to the arrival date will incur no penalty.
Cancellations or changes that result in a shortened stay, that are
made within 120 days
of the arrival date for monthly rentals, forfeit all payments. Cancellation or early
departure does not warrant any refund of rent or deposit
- RENTAL PAYMENT – An advance payment equal to 50% of the
rental rate is required 60 and 90 days before arrival for the weekly and
monthly rentals respectively. The advance payment will be applied toward
the rent. Please make payments in the form of travelers checks, bank
money orders or cashiers checks payable to Bizhan Aref and mail it to:
8101 Gulf Blvd. Navarre Beach, FL 32566. Please, No Personal Checks
or "Official Bank Checks" for Rent. The advance payment
is not a "damage deposit". The BALANCE OF RENT is due fourteen (14) days
before your arrival date.
- MAXIMUM OCCUPANCY- The maximum number this townhouse is
limited to six (10) persons. Guests in excess of 10 will be charged
minimum of $100.00/night.
- INCLUSIVE FEES – Rates include a one-time linen-towel setup.
Amenity fees are included in the rental rate.
- NO DAILY MAID SERVICE – While linens and bath towels are included
in the unit, daily maid service is not included in the rental rate
however is available at an additional rate. Please bring beach towels.
We do not permit towels or linens to be taken from the units.
- FALSIFIED RESERVATIONS – Any reservation obtained under false
pretense will be subject to forfeiture of advance payment, deposit
and/or rental money, and the party will not be permitted to check in.
- WRITTEN EXCEPTIONS – Any exceptions to the above mentioned
policies must be approved in writing in advance.
- HURRICANE OR STORM POLICY – No refunds will be given unless: The
National Weather Service orders Hurricane mandatory evacuations (HMEO)
in a "Hurricane Warning area" and/or A "mandatory evacuation order has
been given for the Tropical Storm/Hurricane Warning" area of residence
of a vacationing guest. The day that the National Weather Service
orders a HEMO in the area, we will refund: The portion of rent
associated with the days identified as HMEO days from a guest
currently registered or scheduled to arrive.
- Guests under the age of 25 are to be accompanied by a responsible
adult at all times. That means ALL THE TIME. Guests shall
be entitled to possession on the first day and yield possession on the
last day as shown below.
- The premises shall not be used for any commercial business.
Violation will result in eviction and forfeiture of all rents and
deposits.
- Check-in time is 4:00 P.M. Check -out time is 10:00
A.M. and must be enforced in order to permit preparation of the unit for
the next arrivals. Late check -outs will be charged at the seasonal
daily rate. House keeping will be the responsibility of the guest.
Occupants will be expected to exercise reasonable care for the unit and
leave it in good condition at check -out. Please remember that some
neighbors are full time residents. Local authorities respond immediately
to noise and other complaints and will result in eviction and fines.
Keys will be provided at check-in. A $ 100.00 re - keying charge will be
assessed for any lost keys or lock –outs.
- All the hurricane repairs are completed with the exception of the
decks at the beach / sand level. The decks were washed off during
recent hurricanes. The balconies are there and only the decks at the beach
level are gone. New permits will require Department of Environmental
protection agency approval and we are working on that. You will find
this to be a common issue in the entire Destin area.
